01 The building

Built the way the Ouseburn’s warehouses were: in brick, with deep windows and thick walls, so it looks better in fifty years than on the day you move in.

Kittiwake Yard stands where the Ouseburn meets the Tyne. Every home looks out over the river or a planted courtyard, and every one has its own balcony or terrace.

  • Outside space for every home Balconies on floors one to five, roof terraces on the sixth.
  • EPC B, heated by heat pumps Low running costs from day one, and no gas boiler to replace.
  • 10-year structural warranty Inspected at every stage by an independent warranty provider.

Phase one is 63% reserved or sold.

06 Buying

How buying at Kittiwake Yard works.

  1. 1

    Register your interest

We’ll send floor plans, the price list and a time to see the show apartment.

  2. 2

    See the show apartment

Thursday to Monday, 10am–5pm. Walk round a finished Tern; no appointment needed.

  3. 3

    Reserve

A £1,000 fee takes the apartment off the market for 28 days while your solicitor gets started.

  4. 4

    Exchange and complete

10% deposit on exchange. The balance is due on completion, expected spring 2027.

Is there parking?

Fourteen spaces, allocated first to the penthouses and corner apartments. Every home has room in the secure cycle store, and two car club cars are kept on site.

What are the service charges?

Estimated at £1.85 per square foot a year, covering buildings insurance, the lifts, cleaning of shared areas and the roof garden. The full budget is in the sales pack.

Is it leasehold?

Yes. Each apartment is sold on a 999-year lease with a peppercorn ground rent, which is what the law now requires for new residential leases in England.

Do you offer part exchange?

Not at Kittiwake Yard, but we work with two local agents who will value and market your current home for you.
